Responsibilities
1. Title transfer
- Ensuring the team executes and completes transfer of title to the client.
- Managing timely execution and completion of title transfer, including annotation on TCT/CCT and/or transfer of TCT/CCT under bank’s name, depending on agreement with partner bank
- Coordinates with appropriate government agencies to ensure smooth title transfer.
- Manages the activities related to conversion and title transfer.
- Create and maintain good relationship with the government institutions and other relevant external parties.
- Ensure smooth and efficient operations of title transfer.
- Monitor the accomplishments of account/sales officer to ensure that dockets are being complete within the agreed TAT to transfer the title within the timetable frame.
- Ensure timely payment of appropriate taxes and fees associated with title transfers.
2. Documentations
- Manages the activities associated with accepting, filing, safekeeping and retrieving submitted documents or folders from buyers.
- Lead a team in processing the documentation of real estate transactions such as loan applications with banks, buyer contracts, title transfers, and property tax payments
- Communicate with clients regarding contract terms and payment
- Enhance existing systems and procedures to streamline buyer documentation
- Coordinate with sales department on post-sales documentation and requirements
- Documentations should include formulation of Sales Administration documents ranging from Reservation Agreement Form, Client Information Sheet, Service Acknowledgment Sheet, Contract to Sell, Deed of Absolute Sale, etc.
- Prepare reports on buyer information, inventory availability and payment verification to present to management
- Ensures all buyer documents are updated in both physical and electronic forms.
- Ensures complete documentations from all buyers needed as required by policy, regulation, to ensure there is smooth eventual registration and title transfer to buyer
3. Bank/financing coordination/discussions
- Conduct meetings with banks and other financial institutions on loan application process and buyer concerns
- Manages banking and other financial institution relationships
- Negotiates with financial institutions for loan applications/takeouts
- establishing partnerships with banks and financial institutions for home loan takeouts of buyers (banks, Pag-Ibig, others)
- seeks accreditation with banks and financial institutions for home loan takeouts of buyers
- conducts accreditation of banks and financial institutions for home loan takeouts of buyers
4. Billing and Collection
- Prepares and analyzes collection reports for Management Reporting.
- Sets clear and realistic goals and productivity by implementing plan of actions that would ensure KRAs/KPIs are periodically monitored and achieved.
- Validates accuracy of Statement of Accounts, Demand Letters, Letter of Guarantee, Bank Documents, IOM, and other billing related transactions and documentation.

Has had more than 3 to 5 yrs previous work experience in all areas mentioned above
